Lawcairn Croft, New Pitsligo, is an inspiring modern property which offers the perfect rural escape for the environmentally conscious house hunter. If you are interested in a self-sufficient lifestyle then Lawcairn Croft might just be what you are looking for …..
Lawcairn Croft is situated within a magical location which is located off the beaten track, no one would know of its existence. The property enters via its own private access, lined with majestic fir trees creating a canopy over the track. The track then enters into the homestead where the bungalow is positioned within a clearance and overlooks the paddock and an open view of the fields. Lawcairn Croft occupies an impressive 15 acres, approximately 14 acres of mature woodland and 1 acre of grassland, obviously the woodland provides a continuous supply of wood for running the woodburning Rayburn Range. The nature of the land as you can imagine provides excellent cover for a myriad of birds and wildlife – it is a nature lovers haven and many an hour can be whittled away observing the antics of the birds and creatures visiting the garden.
Lawcairn Croft is the vision of a forward thinking couple who wanted to create an off-grid experience and this they have successfully achieved – a generator charges the batteries and supplements the electricity. A high quality water supply is on site, the supply is pumped from an underground lake some 200 ft below ground to a 30ft tall water tower that houses the 2500 litre water tank – this is then gravity fed on demand to the dwellinghouse. Sewerage is to a septic tank within the site.
This modern built bungalow is aesthetically appealing with a traditional stone frontage, built from the stone of an old derelict bothy and house that was already on the plot. The owners have planned the dwellinghouse to have super spacious rooms and the layout comprises the following:- There is a classic Farmhouse style kitchen with sitting pride of place the log burning Rayburn Range, which is set within a purpose built ingleneuk fireplace. The Range is used for cooking and heats both the water and radiators. The kitchen enjoys a dual aspect with an excellent flow of natural light with floor to ceiling windows to the front and further window to the rear. This then leads through to the sitting room which is of a good proportion. The large double bedroom again enjoys panoramic views and has full en-suite bathroom facilities. There is a large loft space which spans the full length of the property which would lend itself to an attic conversion (subject of course to the usual planning consents being obtained).
Situated within the grounds of the property are three purpose built outbuildings, which the owners have built in part with stone reclaimed within their land. There are also two sheds to the rear of the house with power supplies. There are cultivated garden areas to the rear of the house which provide planting areas for fruit and vegetables, however this area of the self sufficiency lifestyle could be further developed if desired, with the introduction of polytunnels etc.
Lawcairn Croft is located inland within Buchan, a rural area within Aberdeenshire. However the coast is not far away and as the crow flies the picturesque coastal village of Pennan is only two miles or so away and the dramatic coastline of Fraserburgh heading round to Pennan, Crovie and Banff are all within easy reach. The towns of Fraserburgh, Turriff and Banff are all close by.
